Why dryer vents are the liability that finds you

In attached housing, a lint fire is never one unit's problem — homes share walls, and per NFPA data, failure to clean is the leading contributing factor in home dryer fires. That's why dryer vent programs are the most common thing managers hire us for: every unit's run cleared end to end, airflow verified, and a dated photo report you can put in the building's file. When the insurance carrier or the board asks what you did about dryer fire risk, you have paperwork instead of a shrug.

How we work with managed properties

  • COI first. We carry $1,000,000 per occurrence / $2,000,000 aggregate liability and provide a certificate naming your building or management company before anyone steps on site — the policy documents are public on this site.
  • Scheduling that respects tenants. We run around the clock, Sunday through Friday — overnights, early mornings and off-peak windows so residents and staff are barely interrupted. We're closed Saturdays.
  • Unit-by-unit documentation. Before/after photos per unit, delivered after every visit — ready for the maintenance file, the board packet, or the insurance renewal.
  • One point of contact, one written quote. The full scope — buildings, units, common areas — in writing before work begins. The quote is the invoice.
  • Rotating portfolio programs. Several properties? We'll put them on a recurring schedule so nothing slips a year.

What we service in managed buildings

Dryer vent runs (in-unit and common laundry rooms), full HVAC duct systems per unit or per building, exhaust fans, and common-area systems — offices, gyms, clubhouses and lobbies are covered on our commercial page. Nest removal and bird-guard installation are common add-ons on older exterior terminations.

FAQ

Property manager questions

Can you provide a COI naming our building or management company?

Yes — before work begins, as standard. We carry $1,000,000 per occurrence / $2,000,000 aggregate general liability, and the certificate is issued through our insurer naming your entity as certificate holder. You can view our license and insurance documents on this site right now.

How do you schedule across occupied units?

We coordinate with your office on notice windows, run around the clock Sunday through Friday (closed Saturdays), and group units to minimize disruption. Overnight and off-peak work is routine for us in office and common-area spaces.

What documentation do we get?

Per-unit before/after photos with dates, a completed-scope summary, and airflow verification on dryer vents. It's the paperwork that answers boards, carriers, and inspections.

Do you price multi-unit work per unit?

We quote the full scope in writing after a walkthrough or unit sampling — volume pricing for multi-unit programs, with the written quote as the final invoice. No per-vent games, no surprise line items.

Can you put our properties on a recurring schedule?

Yes — rotating annual or semi-annual programs across a portfolio with one point of contact, so dryer vents and duct systems never go unmanaged.

Send us the building. We'll send back a plan.
